Settlement Services Provided in Maryland, Delaware and Pennsylvania

  • Professional Title Search: We engage a professional title searcher who researches the title to the property and prepares a title report (abstract) which discloses all matters in the public records that may affect title.
  • Examination of Title Abstract: We make sure the title satisfies the requirements of the purchase contract, and if so, then we issue a commitment to insure the title for the buyer and the buyer's lender. If there are title problems, we work to resolve them before settlement.
  • Title Insurance Service: We are able to provide both basic and enhanced title insurance policies, depending on the nature of the transaction and the needs of the parties.
  • Survey: In most cases we arrange for a survey for the buyer to ensure there are no apparent encroachments, boundary line issues or property description problems.
  • Coordination with lender and other parties involved: We work directly with the lender and other parties to make sure all conditions are satisfied prior to settlement.
  • Preparation of transfer documents: We prepare all documents necessary to transfer title, and arrange for payoff and satisfaction of the seller's mortgage.
