At The Kirsh Law Firm, we offer our clients a full scope of premium real estate legal services in the most cost-effective way possible. Not all real estate transactions are alike, and we don't use a cookie-cutter approach to handling your transaction.
Whether you are purchasing a home, leasing retail space, refinancing your vacation home or selling commercial property, we can help you avoid legal setbacks by providing sound and practical legal advice.
Having an experienced real estate attorney handling your transaction keeps you in control, and we're with you every step of the way so you always know exactly what your options and obligations are. If you're not sure of something, just ask. We're more than happy to answer any question you might have.
Residential Settlement Services Provided in Maryland, Delaware and Pennsylvania*
- Professional Title Search: We engage a professional title searcher who researches the title to the property and prepares a title report (abstract) which discloses all matters in the public records that may affect title.
- Examination of Title Abstract: We make sure the title satisfies the requirements of the purchase contract, and if so, then we issue a commitment to insure the title for the buyer and the buyer's lender. If there are title problems, we work to resolve them before settlement.
- Title Insurance Service: We are able to provide both basic and enhanced title insurance policies, depending on the nature of the transaction and the needs of the parties.
- Survey: In most cases we arrange for a survey for the buyer to ensure there are no apparent encroachments, boundary line issues or property description problems.
- Coordination with lender and other parties involved: We work directly with the lender and other parties to make sure all conditions are satisfied prior to settlement.
- Preparation of transfer documents: We prepare all documents necessary to transfer title, and arrange for payoff and satisfaction of the seller's mortgage.
Commercial and Industrial Services in Maryland and Delaware
For industrial and commercial investors, having a licensed attorney perform your transactions is essential; not only for settlement and title services, but other real estate transactions as well. Working with The Kirsh Law Firm gives you access to services that only a qualified real estate attorney can provide, such as:
- Commercial or residential rental properties: We have broad expertise in retail, warehouse, office and industrial space leasing, financing and acquisitions. We offer peace of mind that your interests will be protected and will act as an advocate on your behalf.
- Leasing and Financing: No two deals are alike and your documents should not be, either. We offer lender representation services for all matters of commercial projects and have the know-how to ensure title is clear and all components of the transaction are in place to pave the way to a smooth closing for you and your borrower.
- Purchase contracts: Negotiation of purchase terms requires careful planning, and having an experienced attorney present during that stage is extremely valuable. After studying all contingencies, we negotiate terms and draft purchase contracts that are favorable to you.
- Entity formation for real estate purposes: Limited liability companies, partnerships, trusts, s-corporations and close corporations - you have options, but which entity is best? We advise you on the proper real estate entity for your needs and handle all the paperwork necessary to form the one that will give you the most flexibility now and in the future.
- Buyer's Due Diligence: Performing due diligence is perhaps the most important part of a successful real estate investment, and we work hard during this phase to make sure buyers are not surprised with problems they didn't anticipate. Verification of zoning and access, environmental assessments, private deed restrictions, title issues - our experience in these matters helps you make the best possible buying decision and assures that the numbers work for you - not against you.
- Environmental: BDAs, VCPs, PPA – the acronyms sound like alphabet soup! Let our skilled attorneys help guide you through environmental issues that may make or break a deal.
